Welcome to the National Association of Independent Land Title Agents (NAILTA) website!

NAILTA was formed in November 2008 by concerned, independent agents from across the country who are determined to restore transparency, credibility and sanctity to the land title process.

Over the past few decades our industry has allowed mortgage companies, banks, real estate companies, builders, individual realtors, individual mortgage brokers and others to successfully infiltrate the business of title insurance by purchasing ownership stakes in title insurance agencies. These Controlled Business Arrangements (CBA’s) or Affiliated Business Arrangements (ABA’s) between agents and their referral sources “watered down” the traditional norms of the title insurance industry. No longer beholden to the ideals of providing the maximum level of protection to their consumers, CBA’s/ABA’s have increased the cost of title insurance, decreased the quality of the title insurance product and hurled our system of land titles into doubt.

NAILTA is determined through its advocacy efforts to focus attention on the preservation of the land title system by eliminating conflicts of interest between title agents and their referral sources, restoring transparency to the real estate closing process by educating the public, legislators and administrators about the difference between CBA’s/ABA’s and independent title agents, and putting faith and credibility back into the system of land titles by creating a reasonable minimum search standard for the title examinations among other reforms.
